We are experiencing steady growth across Metro Atlanta and a strong pipeline of upcoming projects, so we are seeking a driven, detail-oriented, and accountable Project Manager to help lead and deliver our growing portfolio of commercial work.
Role Description
This is a full-time, in-office role for a Project Manager at Couch Group. The Project Manager will be responsible for overseeing and managing construction projects from preconstruction through closeout. Daily tasks will include project planning, scheduling, budget management, subcontractor coordination, quality control, and client communication. The Project Manager will work closely with the construction team and other stakeholders to ensure on-time, on-budget, and high-quality project delivery.
Responsibilities
- Assume full accountability for project profitability, schedule performance, and financial management from preconstruction through closeout
- Lead and manage multiple commercial construction projects simultaneously
- Build strong relationships with clients/owners, architects, subcontractors and suppliers
- Serve as a client-facing leader who contributes to company growth through relationship development and market engagement
- Oversee the complete estimating process on assigned projects, collaborating with internal staff and subcontractors to develop accurate and competitive pricing
- Manage preconstruction services from initial budgeting through final scope alignment
- Identify and mitigate project risks and issues proactively
- Review and understand owner contracts, scope requirements, and project delivery methods
- Support the permitting, testing and inspection requirements of the project
- Lead subcontractor buyout including scope leveling, gap analysis, and contract issuance
- Negotiate subcontractor agreements and material purchase orders
- Create a Schedule of Values and generate monthly payment applications
- Review and approve subcontractor and vendor invoices for accuracy and contract compliance
- Manage execution of contracts, bonds, insurance certificates, contract compliance, and warranties
- Facilitate Owner and Subcontractor coordination/progress meetings and document meeting minutes
- Monitor budgets, schedules, cost reports and job progress and review with the project team on a weekly basis
- Own all financial aspects of assigned projects including budgeting, forecasting, cost control, billing, and margin performance
- Prepare and update monthly cost forecasts and review financial performance with ownership
- Track project profitability and proactively identify and address budget variances
- Develop, manage, and enforce project schedules to ensure on-time delivery
- Identify potential schedule impacts and implement recovery or mitigation strategies to maintain project timelines
- Manage RFI and submittal processes and ensure timely turnaround
- Ensure complete and organized project documentation in compliance with contract requirements
- Review drawing changes to determine impact on schedule or job cost
- Manage change orders, extra work orders, and disputed claims to a successful conclusion
- Perform ongoing risk analysis and proactively mitigate financial, schedule, and subcontractor exposure
- Evaluate and track subcontractor change management
- Resolve major disputes with subcontractors and vendors professionally and efficiently
- Provide prompt responses throughout project
- Provide Owner training to the end user and manage full project closeout documentation
- Ensure safety regulations are followed on job site
- Mentor and support Project Coordinator and junior team members
- Other responsibilities as needed to deliver successful results
Qualifications
- Minimum of 4 years’ experience as a Project Manager with a commercial general contractor
- Experience leading commercial interior / tenant improvement projects
- Ability to communicate clearly and effectively in both verbal and written communication with clients, management, team members, and subcontractors.
- Strong attention to detail and organization
- Display strong time management and decision-making skills
- Strong work ethic and results-driven mindset
- Experienced in working in a fast-paced environment.
- Proactive, positive and professional nature
- Experienced with Microsoft Office, Microsoft Project and Bluebeam required
