We are a growth-stage residential real estate development company with an active pipeline spanning land entitlements, master-planned communities, and mixed-use residential projects across the Austin metro. We are seeking a sharp, relationship-driven Land Acquisitions Manager to lead our sourcing, underwriting, and deal execution efforts. This is a high-ownership role for a proven land professional who thrives at the intersection of strategy, relationships, and transactions.
What you'll do
- Source, evaluate, and negotiate the acquisition of raw land and entitled lots for residential development across the greater Austin metro and surrounding submarkets.
- Conduct comprehensive feasibility analyses including financial underwriting, comparable sales analysis, entitlement risk assessment, and infrastructure due diligence (utilities, drainage, access).
- Lead due diligence coordination across title, environmental, surveying, engineering, and legal teams from LOI through closing.
- Build and maintain a robust pipeline of off-market and on-market opportunities through deep relationships with landowners, brokers, attorneys, municipalities, and other market participants.
- Prepare and present acquisition packages and investment memos to senior leadership and capital partners, with clear go/no-go recommendations.
- Monitor market trends, land pricing, absorption rates, and competitive activity across Travis, Williamson, Hays, Bastrop, Caldwell, and Burnet counties.
- Collaborate with internal development, engineering, and finance teams to align acquisitions with product strategy, capital structure, and project timelines.
What we're looking for
- 10+ years of land acquisition experience with a residential developer
- Deep knowledge of the Austin land market across multiple submarkets
- Proven track record of sourcing and closing residential land transactions
- Strong financial modeling and underwriting skills
- Fluency in entitlement, permitting, and land planning processes in Texas
- Established relationships with Austin-area brokers, landowners, and municipalities
- Experience reading surveys, plats, title commitments, and environmental reports
- Bachelor's degree in Real Estate, Finance, Business, or related field preferred
