Job Summary:

Key Responsibilities:
- Develop through Microsoft Project or Primavera 6 the base Project Schedule and maintain them throughout the project
- Work with Superintendent and APM to update the Project Schedule for monthly distribution (at minimum) to team
- Develop initial subcontractor submission requirements and provide oversight of the APM to request all submittals and follow up on their review and return
- Work with APM to facilitate movement of information to all parties
- Update project schedules regularly to show job progress
- Manage project budget
- Ensure job is completed within budget and schedule
- Review Bid Drawings and also Issued for Construction drawings to identify scope of work and subcontractors’ responsibility
- Work with Estimating team during Pre-Construction / Construction Management process if assigned
- Review subcontractor Purchase Orders / work with Estimating to confirm buyout of trades.
- Maintain effective communication with Client, Owner’s Rep, Architect, Engineers, consultants, vendors, building ownership, expeditor, labor organizations, DOB and municipal inspection organizations, municipal utilities
- Facilitate weekly project meetings as required with Client, Owner’s Rep, Architect, Engineers, consultants, vendors, building ownership, expeditor, labor organizations, DOB and municipal inspection organizations, municipal utilities connected. In addition, prepare and distribute meeting minutes showing agreement reached, tasks assigned and related information.
- Work with and communicate daily with Superintendent(s) in providing feedback and managing all daily affairs relating to scheduling and sequencing of a successful project
- Provide Superintendent timely information and resolution of financial issues which may cause delays in project progress
- Manage contractual obligations with subcontractors
- Manage with Superintendent all municipal construction inspections and their successful completion by subcontractors
- Oversee Assistant Project Manager and Superintendent assigned to projects.
- Provide oversight for the accurate and timely completion of all paperwork, i.e. / insurances, permits, site safety documents, incident reports, and other administrative aspects required for assigned projects.
- Oversee timely procurement of materials and equipment
- Review Submissions, Change Orders, Request for Information Logs completed by Assistant Project Managers.
- Prepare and issue monthly pay applications to clients. Ensure timely and accurate billings and accounts receivable.
- Review subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changes with subcontractor.
- Review subcontractor proposals and submit Change Orders as needed
- Resolve issues or conflicts that arise during the project. Respond to delays, emergencies, OT or Saturday work, and other problems as needed.
- Notify Director of Operations of any situations that would have a significant impact on the completion date, cost or quality, and strategize on communicating this information to Client as required
- Inform Client/Owner’s Rep as needed of any possible work delays and consequences
- Ensure the project is completed on time and meets the quality and safety standards.
- Manage the closeout process, including the punch list completion, submission of final reports and invoices, submission of close-out documents and inspection and permit sign offs.
- Other tasks as assigned.
- Develop and maintain long-term relationships with all members of the client team along with the subcontractors at the conclusion of a project, and stay in touch with the possibility of future work
Qualifications & Experience:
- Work experience (minimum 5 years) as a General Contractor or Project Manager in Construction/Architecture/Engineering.
- BA degree in Construction Management, Architecture, Design, Engineering, Mathematics, Statistics, Business-related discipline or equivalent work experience.
- Exposure to high-end commercial interior projects preferred.
- Strong understanding of construction processes, budgets, and scheduling
- Excellent leadership, communication, and problem-solving skills
- Ability to work well under pressure and handle multiple tasks
- Proficient in project management software and Microsoft Office
Compensation & Benefits:
- Primarily in-office with optional (every 2 weeks) work from home on Fridays
- The estimated pay range for this position in New York is $115,000-$190,000. Actual compensation may vary based on factors such as the candidate’s qualifications, experience, skills, and knowledge.
