Role Overview
The Construction Project Manager will lead and manage Next Modular’s Site Supervisors to ensure all homes are built to quality standards, within budget, on schedule, and with exceptional customer satisfaction. This role is pivotal in driving operational excellence and ensuring that every project delivers a world-class homeowner experience.
Key Responsibilities
- Team Leadership: Lead and manage project teams. Set clear expectations, assign tasks, and ensure efficient collaboration. Directly manage, coach, and develop the Site Supervisors to ensure consistent execution across all job sites.
- Project Delivery: Oversee construction progress from Feasibility through customer handoff, ensuring projects are delivered on time, on budget, and on scope.
- Customer Experience: Act as a point of escalation for customers, ensuring timely resolution of issues and a professional, proactive communication process. Maintain open and transparent communication with all project stakeholders, including clients, team members, subcontractors, and regulatory authorities. Provide regular project updates and address inquiries promptly.
- Budget Management: Monitor job costs, approve expenditures, and work with Site Supervisors to prevent cost overruns. Implement strategies to minimize cost overruns while maintaining project quality.
- Scheduling: Develop and enforce detailed project schedules, closely monitoring progress and milestones while coordinating with Site Supervisors, other Next Modular staff, and subcontractors as needed. Address delays promptly and implement strategies to keep projects on track.
- Quality Control: Ensure all work meets Next Modular’s quality standards and complies with applicable building codes, safety requirements, and best practices.
- Process Improvement: Partner with the COO to improve construction workflows, standardize reporting, and implement best practices for efficiency and scalability.
- Metrics Tracking: Own the KPIs of On Time, On Budget, On Scope, and Happy Customer, reporting performance weekly to the COO.
- Change Management: Assess and manage changes to project scope, schedule, and budget. Communicate changes effectively to stakeholders and adjust project plans accordingly.
- Documentation: Maintain accurate and organized project documentation, including contracts, change orders, progress reports, and financial records.
Qualifications
- Bachelor's degree in Construction Management (or equivalent work experience) with minimum 5+ years of experience in Construction Project Management.
- Provable track record of delivering multiple projects simultaneously on time and on budget.
- Ability to demonstrate a deep understanding of construction methods, materials, and industry best practices, as well as budgeting, scheduling, and quality assurance.
- Excellent communication skills with both field crews and customers.
- Tech-savvy, with the ability to adopt project management software and reporting systems.
- High accountability and results-driven mindset.
