The Opportunity
We are seeking a Vice President to join the digital infrastructure team in New York, working directly with Senior Vice Presidents, senior members of the firm and the CEO of the digital ventures platform. This is a builder's seat rather than a coverage seat. You will underwrite and execute new acquisitions and developments, then act as project lead on assets you help bring in, owning the ground level realities that decide whether a data center gets delivered: power procurement, zoning, municipal approvals, design and construction. Origination through funding through asset management, with full visibility to the investment committee.
Key Responsibilities
- Work alongside senior investment professionals and platform leadership on new acquisition and development opportunities, from first look through investment committee.
- Act as project lead or project executive on selected investments, overseeing design, power procurement, zoning, municipal approval, physical construction and delivery.
- Run research and due diligence on prospective opportunities, covering financial and organizational structures, legal documentation, historical performance and forward projections.
- Evaluate single asset and portfolio acquisition opportunities, including hold sell analyses, refinancing options and broader sector initiatives.
- Carry deals through to funding, including preparation and presentation of clear, concise written recommendations to the final investment committee.
- Own asset management post close: business plan development, operating budgets, capital strategy across dispositions, follow on acquisitions and refinancings, leasing strategy and exit planning.
- Conduct market assessments, monitor business plan performance against underwriting and recommend corrective action where results diverge.
- Manage the lease approval process and interact directly with joint venture partners and third party service providers.
- Attend development meetings, review development draws, design drawings, budgets and schedules on repositioning and new build projects, identifying opportunities to protect and improve returns.
- Perform property and portfolio valuations and return analyses for quarterly investor reporting.
- Travel domestically to visit assets and partners.
What We're Looking For
- Relevant experience in real estate private equity, infrastructure or digital infrastructure investing, development, or investment banking coverage of those sectors, at a level where you have already carried real deal responsibility rather than support work.
- Exposure to development or capital projects is a strong advantage, particularly anything involving construction, entitlements, utilities or power.
- Genuine interest in data centers and the physical constraints that drive the sector, including power availability, interconnection queues, land and hyperscaler demand.
- Strong financial analysis and valuation skills, with the ability to build and defend an underwriting rather than simply operate a model.
- Excellent written communication, with the ability to distil a complex asset into a concise investment committee memo.
- Comfort operating across many workstreams and counterparties at once: partners, lenders, contractors, municipalities and internal senior stakeholders.
- Degree educated in Finance, Real Estate, Economics, Engineering or a related field.
