ABOUT THE ROLE
We are hiring a hands-on CapEx Project Manager to run day-to-day execution
of a multi-million-dollar renovation and improvement program at a large
multifamily community in Ridgeland, MS.
This is an on-site execution role, not a desk PM position. You will be
responsible for keeping interior unit renovations and exterior projects
moving on schedule, coordinating vendors and trades, enforcing quality
control, and maintaining clean documentation so work gets completed, paid
correctly, and does not stall.
You will be the point person making sure things actually get done.
WHAT YOU WILL OWN
Interior Unit Renovations
- Manage the renovation pipeline for vacant unit turns from start to rent-ready
- Sequence work to prioritize the easiest vacant units first to reduce vacancy days
- Coordinate labor, materials, inspections, punch lists, and final QC
- Ensure no unit is marked "available" until it passes formal QC and photos
are complete
Exterior and Site CapEx
- Coordinate exterior projects including tree trimming, drainage and erosion
fixes, signage, paint sequencing, and common-area upgrades
- Manage vendor access and resident disruption planning in coordination with
on-site operations
- Track scope, timing, and completion status across multiple exterior
workstreams
Vendors, Scheduling, and Jobsite Control
- Manage contractors, subs, vendors, and inspectors
- Participate in bid walks, scope reviews, and pricing evaluations
- Control schedules and sequencing so work does not stall waiting on
materials or approvals
- Enforce safety, cleanliness, and professionalism on site
Budget, Documentation, and Controls
- Track work completed vs. planned, budgets vs. actuals, and change orders
- Maintain clean documentation including photos, invoices, completion logs, and QC checklists
- Support monthly reimbursement submissions with complete and accurate backup
- Enforce the standard: no QC sign-off, no final vendor payment
Reporting and Cadence
- Use a centralized tracker as the operating system for the project
- Provide clear weekly updates on what was completed, what is in progress, and what is blocked
- Flag risks early and propose solutions — not surprises
WHAT SUCCESS LOOKS LIKE
First 30 Days
- Unit statuses are validated and realistic
- Crews are working, materials are flowing, and QC is enforced
- The renovation pipeline runs without constant owner intervention
First 60 Days
- Consistent monthly throughput is established
- Exterior work is mobilized and sequenced properly
- Documentation is clean enough to support smooth reimbursements
REQUIREMENTS
- 5+ years of experience in multifamily renovations, CapEx project
management, construction management, or superintendent roles
- Experience working on occupied multifamily properties
- Strong understanding of renovation sequencing, trades, and jobsite realities
- Proven ability to manage multiple vendors and workstreams simultaneously
- Comfortable enforcing standards and holding contractors accountable
- Organized, detail-oriented, and disciplined with documentation
- Proficient with spreadsheets and basic tracking tools (Excel or Google Sheets)
- Able to be on site daily in Ridgeland, MS
- Valid driver's license and reliable transportation
Preferred but Not Required
- Experience running 10+ unit turns per month
- Familiarity with reimbursement or lender draw processes
- OSHA 10 or OSHA 30 certification
COMPENSATION AND TERMS
Base Pay: $8,000 to $10,000 per month, based on experience and demonstrated
track record. This range reflects a senior-level engagement. Candidates
without directly relevant multifamily renovation experience at scale should
not apply at the top of this range.
Performance Bonus: Tied to units delivered rent-ready, turn-time and schedule
adherence, budget discipline and change-order control, and QC and
documentation accuracy.
Benefits: No employer benefits provided. This role is structured as higher
cash compensation plus performance bonus to reflect that tradeoff.
Employment Type: 1099 Independent Contractor
Term: Project-based engagement anticipated at 18 to 24 months, with potential
extension based on performance and portfolio needs.
