Project Manager
Diversified Construction Services seeks to hire an experienced, qualified, and skilled Commercial Construction Project Manager in Central Mississippi.
We are looking to hire a full time manager to provide general project oversight and support to field operations for all phases of construction. The position will require the ability of one to: multi-task, problem solve, plan and execute efficiently, communicate effectively and clearly, resolve issues and conflicts in a decisive but fair and professional manner, exert a positive can do attitude and is self-motivated.
Primary Responsibilities:
- Work with field management to develop an overall strategy for executing and completing the construction work in a timely and cost effective manner.
- Work with field management to generate a job specific safety plan.
- Serve as the main point of contact for the Architect, Owner and Subcontractor Managers.
- Work with Pre-Construction and Field Supervision to identify and implement all contract deliverables, quality testing, and reporting requirements
- Create staging, logistics, and phasing plan for project
- Lead coordination of subcontractors
- Set up bonding and/or Subguard, change order log, RFI log, submittal log, project budget / cost codes, and pay application schedule of values.
- Proficient in the use of scheduling software such as Microsoft Project. Develop and update project schedule as required. Attend/direct regular job scheduling meetings
- Proficient in the use of Adobe Acrobat, Microsoft Outlook, Word, and Excel.
- Responsible for project startup, including obtaining permits and licenses and managing jobsite mobilization
- Facilitate subcontractor pre-mobilization/startup meetings
- Issue and administer subcontracts (payments, insurance, bond, safety, haz-com, etc.) and purchase orders for multiple trades
- Lead responsibility for project quality control plan implementation and compliance
- Conduct periodic safety surveys with project superintendent
- Prioritize, review, and expedite submittals
- Expedite material deliveries according to project schedule requirements
- Understand quantity updating and work with Superintendents to maintain accurate labor forecasts
- Develop and administer subcontractor and purchase order change orders
- Review projections, labor reports, safety documents, and schedules on a monthly basis
- Review and approve material/equipment invoices according to project budget
- Prepare payment requests and monitor collections
- Meet with city and state agencies to review project and inspections
- Attend OAC progress meetings, direct and issue minutes.
- Create monthly project financial status reports for accurate fee projections.
- Enter, update and approve information in project management software (invoice approval, job status report / projections and change orders)
- Manage and oversee job close-out documentation and procedures (closeout documents, final job report, and final accounting)
- Estimating – ability to perform quantity survey of plans for accurate material count, assign accurate unit cost, solicit subcontractors for quotes, assemble estimates by CSI division.
- Knowledge and experience with E-Takeoff software a plus.
- Mentor and train assistant project managers and co-op/intern students
Education - Skills - Knowledge - Qualifications & Experience
- Bachelor degree in construction, engineering, architecture or related field is a plus
- 5-8 years of construction experience
- Able to perform Project Manager duties proficiently
- Experience managing all aspects of construction projects including architectural, civil, structural, mechanical and electrical
- Working knowledge of construction software programs that assist with the management of RFI’s, submittals, scheduling and cost tracking.
- Basic understanding of financial accounting systems
- Strong oral communication and interpersonal skills
- Technical writing skills

- Superior organizational skills
- Ability to multitask
Position will primarily be based from home office but willingness to work from project site when necessary will be required. Salary depends on skills and experience. Our company offers health insurance, paid holiday and vehicle with fuel card.
