Position: Project Manager, Vice President - Construction
Summary:
A regional industry leader in multifamily development, construction and management is hiring an experienced Project Manager with an emphasis on multi-family construction in Ridgeland, Mississippi to provide management oversight and estimating for all phases of multifamily construction projects, including coordinating subcontractors, material and equipment; ensuring that specifications are being followed; work is proceeding with quality; schedule adherence and cost tracking. Must be proficient in estimating and scheduling with strong quantity take-off skills and conceptual estimating. The ideal candidate should have a strong understanding of construction methods and an eye for construction details. Prior field supervision experience is a plus.
Construction Management Duties
- Develops a cost-effective plan and schedule for completion of project(s) following a logical pattern for utilization of resources.
- Minimizes exposure and risk.
- Reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed.
- Prepare contracts and purchase orders.
- Produce documents for any changes to the agreement (change orders) that occur over the course of the contract.
- Process project billings, owner payment application, job cost coding, and project budgets.
- Prepare monthly projection reports or other reports, as needed, i.e. open payables, job cost, etc.
- Must be able to produce and update multiple logs for tracking purposes.
- Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
- Work with superintendents, reviews their reports, checks on any reported difficulties, identifies and corrects deficiencies in general any safety violations or other reported deficiencies.
- Tracks and controls construction schedule and associated costs to achieve completion of projects within budget and on schedule.
- Reports to owner on progress and any necessary modifications of plans and specs.
- Manages day to day operational and tactical aspects of multiple construction projects in a supervisory role.
- Generates regular project reporting.
- Predicts changes in scope and revenue.
- Administers Submittal Review process between Subcontractors/Suppliers and the design team.

Estimating and Scheduling:
- Prepare conceptual estimates for project viability evaluation and budgeting with owner(s)
- Prepare detailed quantity take-offs and final estimates for projects of varied size
- Provide initial project schedule to management for review and refinement
Project Knowledge:
- Has a thorough understanding of the scope for specific trades assigned
- Develops RFI's and clarification documents
- Ensures adequate subcontractor coverage and pursues new subcontract and vendor relationships
- Understands the size/scope of project(s) and corresponding subcontractor or supplier capability to perform
Bid Administration:
- Solicits and maintains communication with subcontractors and suppliers/vendors
- Prepares subcontractor bid packages
- Transmits addenda and other bid information to subcontractors and suppliers
- Contacts supply houses to obtain additional subcontractor bids
- Shows creativity and resourcefulness on limiting buyout cost and exposure
- Submits budgets and estimates needed by the bid deadline
- Must be able to communicate with architects and engineers on plan details
Compensation:
$125,000 and above based upon experience and education
Knowledge, Skills and Abilities:
- Ability to recognize potential problems prior to the problem occurring
- Strong written and oral communication, interpersonal and negotiating skills
- Excellent computer skills with an emphasis on Microsoft Office Products and Microsoft Project; proficient in Adobe Acrobat
- Extensive knowledge of industry practices, procedures and market trends

Education and/or Experience:
Minimum of five (5) years of verifiable experience. Experience in all types of construction management and estimating, including but not limited to multifamily and general commercial construction. A Bachelor’s degree in Accounting, Business, Construction Management, Engineering or similar field is preferred. Experience and a high degree of competency may offset some degree requirements.
