Position Overview:
The candidate will be an integral part of the corporate team of a growing company, American Ventures (AmericanVentures.com) (AV). AV owns a portfolio of multifamily real estate along with land and commercial real estate investments. We are seeking an experienced and highly motivated Program/Project Manager of Development & Entitlements to join our commercial real estate development company. The ideal candidate will have at least 7 years of experience in land development, with a focus on multifamily, hospitality, and commercial real estate projects within the Austin metro area. This position requires exceptional management skills, a strong understanding of the local market, and the ability to successfully navigate the entitlement process.
A background in construction of infrastructure installation, lot development, and vertical construction of these types of projects is preferred.
Responsibilities and Duties:
1. Project Management:
- Oversee the entire development process, from site identification and acquisition to project completion.
- Manage project budgets, timelines, and resources to ensure successful and timely delivery.
- Coordinate with internal teams, consultants, and contractors to ensure project objectives are met.
- Conduct regular site visits and inspections to monitor progress and ensure compliance with company standards.
2. Entitlements and Approvals:
- Lead the entitlement process, including zoning, planning, and permitting activities.
- Collaborate with local municipalities, government agencies, and community stakeholders to obtain necessary approvals.
- Prepare and submit comprehensive development plans, applications, and supporting documents.
- Represent the company at public hearings, community meetings, and other forums.
3. Market Research and Analysis:
- Conduct thorough market research and analysis to identify potential development opportunities.
- Evaluate market conditions, demographic trends, and competitive landscape to inform project feasibility studies.
- Provide recommendations on site selection, project design, and market positioning to maximize profitability.
4. Financial Analysis and Feasibility:
- Conduct financial analysis and feasibility studies for potential development projects.
- Evaluate project costs, pro forma projections, and return on investment to determine project viability.
- Identify opportunities for cost savings and value engineering without compromising quality standards.
5. Team Management:
- Work within a team of development professionals, including project managers, architects, engineers, and consultants.
- Provide coordination and guidance within a mentorship environment to team members to foster professional growth and development.
- Foster a collaborative and positive work environment that promotes teamwork and high performance.
Qualifications and Skills:
- Bachelor’s degree in real estate, Urban Planning, Business Administration, or a related field. Advanced degree preferred.
- Minimum of 7 years of experience in land development, with a focus on multifamily, hospitality, and commercial real estate projects in the Austin metro area.
- Strong knowledge of local zoning regulations, entitlement processes, and permitting requirements.
- Proven track record of successfully managing and delivering complex development projects on time and within budget.
- Excellent financial analysis and feasibility skills, with the ability to evaluate project profitability and risk.
- Exceptional ability to work in a team environment with management abilities, with a proven ability to motivate and inspire a team.
- Strong communication and negotiation skills, with the ability to effectively collaborate with internal and external stakeholders.
- Proficiency in project management software, financial modeling tools, and Microsoft Office Suite.
