Construction Project Manager – Residential (High-Ownership Role)
Erdman Construction | Geneseo,IL
About Us
Erdman Construction is a process-driven residential builder focused on remodels, additions, and custom homes.
We are not a “figure it out as you go” company. We are building a structured operation designed to scale from $5M to $10M+, with clear systems, defined roles, and accountability at every level.
The Opportunity
This is a high-ownership Project Manager role.
You are not just coordinating jobs—you are responsible for running profitable projects from start to finish.
You will have:
- Clear scopes and estimates handed off properly
- Defined systems for scheduling, budgeting, and communication
- Leadership support—but full ownership of execution
What You’ll Be Responsible For
- Owning projects from contract to completion
- Maintaining schedules and holding trades accountable
- Managing job budgets and protecting margins
- Tracking job costs weekly (not at the end when it’s too late)
- Leading client communication with confidence and clarity
- Solving problems before they become delays or cost overruns
- Delivering clean, organized, and professional job sites
Compensation
- $55,000–$75,000 base salary (based on experience)
- Performance bonus tied to job profitability and execution
- Company vehicle or allowance (based on role needs)
What We’re Looking For
- 3+ years managing residential construction projects
- Someone who takes ownership instead of making excuses
- Strong understanding of job costing and budgets
- Ability to manage multiple jobs without losing control
- Organized, decisive, and proactive
- Comfortable holding subcontractors accountable
What Makes This Role Different
- You will not inherit a mess—jobs are scoped and handed off properly
- You are judged on profit, schedule, and execution—not just activity
- No internal chaos between sales, estimating, and production
- Clear systems in place (and improving)
- Real path to grow into Senior PM / Operations leadership
Who This Is NOT For
- Someone who needs constant direction
- Someone who avoids difficult conversations with subs or clients
- Someone who lets jobs drift off schedule or budget
