Spyglass Talent Solutions, a boutique talent solutions firm, is partnering with a well-respected mechanical services contractor based in Eastern North Carolina to find an experienced Project Manager/Senior Project Manager.
The Project Manager/Senior Project Manager is responsible for overseeing all phases of commercial and industrial mechanical construction projects, with an emphasis on healthcare facilities, ensuring work is completed on schedule, within budget, and to the highest standards of quality and customer satisfaction. This role partners closely with internal teams, subcontractors, and clients to drive successful project execution from turnover through closeout.
Key Responsibilities
- Lead the project turnover process in collaboration with sales, estimating, and design teams to confirm scope, budget, and expectations.
- Review project drawings, specifications, and contracts to fully understand scope and requirements.
- Initiate and lead project kickoff meetings with internal stakeholders, including superintendents, foremen, controls, and construction services teams.
- Manage the buyout process by identifying subcontractors and vendors for major equipment and coordinating purchase orders and contracts.
- Oversee project scheduling, including pull planning when applicable, and proactively address sequencing, duration, and coordination issues with the general contractor.
- Partner with field leadership to review labor budgets, monitor weekly progress, and implement corrective action plans when necessary.
- Coordinate field labor resources across piping, sheet metal, controls, and construction services teams.
- Attend weekly job site meetings and serve as the primary point of contact with owners, general contractors, and project stakeholders.
- Manage RFIs, change orders, inspections, subcontractors, and equipment deliveries in alignment with the project schedule.
- Oversee project financial performance, including forecasting, cost tracking, cash flow, and billing.
- Approve material, equipment, and subcontractor invoices.
- Ensure safety compliance on all job sites and reinforce proper PPE usage.
- Maintain clear, timely, and proactive communication with customers and internal teams.
- Drive punch list completion, warranty responsiveness, and overall project closeout.
- Coordinate the preparation of as-built drawings, O&M manuals, and closeout documentation.
- Lead post-project reviews to assess performance, capture lessons learned, and support continuous improvement.
Qualifications
- 3-10+ years of experience managing commercial or industrial mechanical construction projects.
- Experience managing projects in the healthcare sector (hospitals, medical facilities) preferred.
- Proven track record managing individual projects from $500K to $15M with an aggregate annual portfolio of $8-10M.
- Strong understanding of mechanical systems, including piping, sheet metal, controls, and equipment.
- Proven ability to manage schedules, budgets, subcontractors, and multiple project stakeholders.
- Experience with financial forecasting, cost controls, and project reporting.
- Strong leadership, communication, and organizational skills.
- Valid driver's license and clean driving record required.
- Detail-oriented, proactive, and customer-focused with a commitment to safety and quality.
