Project Manager – Mechanical Construction (Guam)
Dorvin D. Leis Co., Inc. (DDL) is seeking an experienced Project Manager to support our Guam operations. This role is responsible for the successful execution and financial performance of mechanical construction projects, with direct oversight of HVAC, Plumbing, Sheet Metal, and Fire Protection scopes of work.
The Project Manager manages projects from preconstruction through closeout and serves as the primary point of contact for owners, general contractors, and internal teams.
Position Summary
The Project Manager is responsible for planning, coordinating, and delivering mechanical construction projects safely, on schedule, and within budget. This position reports to the Island Manager and plays a key role in managing contract compliance, cost control, trade coordination, and customer relationships throughout the project lifecycle.
Key Responsibilities
- Manage mechanical construction projects from preconstruction through project closeout.
- Review and interpret plans, specifications, contracts, and general conditions.
- Administer contracts, including scope validation, RFIs, submittals, schedules, reporting, and change management.
- Serve as the primary point of contact with owners, general contractors, consultants, subcontractors, and internal DDL teams.
- Coordinate HVAC, Plumbing, Sheet Metal, and Fire Protection trades to support field execution and project schedules.
- Lead submittal and shop drawing development and ensure quality control and contract compliance.
- Develop and manage project schedules and manpower loading in alignment with project budgets.
- Monitor and control project costs, forecasts, and financial performance.
- Manage change proposals, change orders, billing, and payment tracking.
- Lead buyout and procurement of major equipment and subcontractors, including long-lead items.
- Participate in project kickoff meetings, coordination meetings, and jobsite walks as needed.
- Oversee subcontractor performance and ensure proper coordination and oversight.
- Support post-construction warranty activities and customer service.
- Support and participate in DDL’s safety program.
- Perform other duties as assigned to support project and operational needs.
Qualifications:
Experience
- Minimum of7 years of experience as a Project Manager or Construction Manager.
- Demonstrated experience managing mechanical construction projects, including HVAC, Plumbing, Sheet Metal, and Fire Protection.
- Experience with federal contracting preferred, including USACE and NAVFAC projects.
- Working knowledge ofFAR contracting rules and regulations preferred.

Technology
- Proficiency with Microsoft Outlook, Teams, and Office Suite.
- Experience with Autodesk Build or similar construction management platforms preferred.
