Job Summary:
We are seeking a highly skilled Land Development Project Manager to oversee and coordinate all aspects of land development projects, from planning and design to construction and final delivery. This role involves managing project timelines, budgets, permits, and stakeholder communication to ensure successful project execution. In this role you will perform land development for a large regional land developer and home builder that currently operates in Hamptons Roads, Raleigh, Wilmington, Myrtle Beach as well as expansion opportunities.
Key Responsibilities:
- Project Planning & Management: Lead and manage land development projects from inception to completion, ensuring alignment with company goals, timelines, and budgets.
- Regulatory Compliance: Obtain necessary permits, approvals, and ensure projects comply with local, state, and federal regulations.
- Site Analysis & Feasibility: Conduct site feasibility studies, environmental impact assessments, and coordinate due diligence activities.
- Budgeting & Cost Control: Develop and manage project budgets, monitor costs, and implement cost-saving measures.
- Stakeholder Coordination: Collaborate with engineers, architects, contractors, city officials, and other stakeholders to streamline project progress.
- Contract Management: Review and negotiate contracts with consultants, vendors, and contractors.
- Construction Oversight: Supervise on-site activities, ensure quality control, and address any issues that arise during development.
- Risk Management: Identify potential risks and develop mitigation strategies.
- Reporting & Documentation: Maintain project documentation, provide regular updates to senior management, and track progress against key milestones.
Qualifications & Skills:
- Education: Bachelor’s degree in civil engineering, Construction Management, Urban Planning, or a related field (Preferred)
- Experience: Minimum 5 years of experience in land development, real estate development, or construction project management.
- Technical Skills: Proficiency in AutoCAD, GIS, project management software (e.g., MS Project), and financial modeling.
- Knowledge: Strong understanding of zoning laws, land use regulations, and permitting processes.
- Soft Skills: Excellent leadership, negotiation, problem-solving, and communication skills.
- Certifications (Preferred): PMP, PE, or other relevant certifications.
