About the Role
We are seeking a Project Developer to lead the architectural design and client development process from Design Agreement through construction handoff. This role blends architectural vision, client partnership, and internal team coordination—ensuring every project begins with clarity, creativity, and cohesion.
As the Project Developer, you are the voice of the project through design development. You’ll guide schematic planning, manage the client experience, and lead internal progress toward construction readiness. Just as importantly, you must be able to sell the vision—inspiring client trust and confidence throughout the process and successfully drive the Construction Agreement to signature.
You will be responsible for creating the project budget by collaborating closely with the Estimator and Interior Designer to align scope, selections, budget, and feasibility.
Key Responsibilities
Client & Design Leadership
- Serve as the primary point of contact for clients from the signed Design Agreement through preconstruction.
- Lead all client meetings in the Design Phase and guide decision-making across design, scope, and budget.
- Present ideas and recommendations with clarity and conviction to build trust and momentum.
- Develop schematic floorplans and scope in collaboration with the Interior Designer and Estimator.
- Align architectural intent with client lifestyle, site conditions, budget, and program requirements.
- Finalize construction-ready design documents with input from the Estimator and Project Manager.
Project Development (Phase 2)
- Own the master preconstruction schedule and update timelines in BuildTools.
- Manage the design development and permitting process with consultants and regulatory authorities.
- Coordinate the Selections Timeline with the Interior Designer and oversee decision deadlines.
- Partner with the Estimator to ensure cost feasibility and refine scope (you own the vision; they own the budget).
- Confidently present and sell the Construction Agreement and payment schedule, ensuring client buy-in.
Internal Collaboration & Handoff
- Participate in weekly coordination meetings with the Estimator, Project Manager, and Interior Designer.
- Align all internal stakeholders on scope, schedule, and responsibilities prior to handoff.
- Oversee all design deliverables and internal readiness for construction execution.
- Finalize and present the Construction Agreement, securing client signature and full understanding.
Ideal Candidate
- 10+ years in high-end residential design/build or architectural project management.
- Strong background in architectural planning and client-facing design development.
- Sales-minded leader—comfortable owning client relationships and guiding them toward signed agreements.
- Proven ability to lead internal teams while managing client expectations and satisfaction.
- Exceptional communicator with high emotional intelligence and a polished presence.
- Deep knowledge of permitting, design documentation, and custom home construction workflows.
- Proficient with tools such as BuildTools, Xactimate, and architectural design software.

Compensation & Benefits
- Base Salary: $140,000–$150,000/year
