Job Summary
We are seeking a dynamic and highly organized Senior Project Manager to lead all phases of construction for the adaptive reuse and seismic retrofit of a historic 13-story building—transforming the landmark into mixed-use residential and commercial space. This position requires advanced technical coordination across structural, MEP, life-safety, and preservation disciplines under California Building Code and City of San Jose landmark regulations.
Key Responsibilities
- Direct full project lifecycle from pre-construction through turnover, ensuring adherence to AIA 100% CD standards and Division 01 procedures.
- Oversee seismic, structural, and MEP retrofit scopes in collaboration with project subcontractors and specialty consultants.
- Manage CPM scheduling, cost control, and change management consistent with Sections 012600 & 013200 of the specifications.
- Lead weekly OAC meetings, RFI/submittal reviews, and cross-trade coordination using BIM and Procore/Bluebeam.
- Enforce quality, safety, and special-inspection programs per CBC Ch. 17 and Division 014000 Quality Requirements.
- Supervise field operations, subcontractor performance, and document compliance for all deferred submittals and permit resubmittals.
- Deliver accurate budget forecasts, exposure logs, and progress narratives to ownership.
Qualifications
- Education: B.S. Construction Management, Civil/Structural Engineering, Architecture, or related field.
- Experience: 10–15 years total; 5+ years leading large-scale seismic retrofit or historic adaptive-reuse projects ($75 M +).
- Licenses/Certifications: OSHA 30 Hour (min); California GC License or equivalent PM authority; PMP, LEED AP, or DBIA preferred.
- Proven ability to coordinate Type I concrete/steel structures, MEP integration, Title 24 controls, and Division 07-09 finish scopes.
- Expert knowledge of CBC, CEBC, NFPA 72, NEC, and local permit procedures.

- Comprehensive QA/QC and safety program documentation.
- Final closeout package with certified as-builts and warranties.
Job Type: Full-time
Pay: $160,000.00 - $220,000.00 per year
