Maintenance Director
We are seeking an experienced Maintenance Director to ensure the overall cleanliness, Life Safety, and operational functioning in compliance with local, OSHA, state, and federal regulations. This key position oversees all maintenance projects and vendor contracts and collaborates with leadership.

Requirements:
- Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met

Responsibilities:
- Manage the maintenance log in the TELS electronic system, including requested and completed repairs, as well as uploading monthly documents and maintaining regulatory requirements.
- Effectively conduct monthly Safety Committee meetings, ensuring participation and proper documentation is filed and available upon request
- Effectively manage and oversee the housekeeping department, ensuring budgeted hours are met, open positions are filled, cleanliness in the building is maintained, and room cleans are done per resident and community schedule.
- Handle maintenance requests
- Coordinate with leadership on maintenance, housekeeping, and room turn updates and completion timelines
- Provide excellent customer service to internal and external customers
- Perform job duties, assisting customers and staff in a courteous, professional manner
- Take initiative to ensure that safety and satisfaction are a priority
- Complete turnover of apartments after move-out to ensure a rent-ready apartment is always available
- Conduct new hire orientation on safety, evacuation, fire drills, disaster planning, MSDS, and additional safety topics
- Understand and abide by the State regulations, Fire Marshall and Life Safety regulations, and other city and county regulations regarding the safety of the residents and maintenance of the building
- Perform repairs, including drywall, touch-up paint, bathroom fixtures, and plumbing, as needed
- Follow the preventative maintenance schedule as directed
- Maintain contracted services for elevators, HVAC, hot water, landscape, and other operations as needed
- Be available on call, including weekends, nights, and holidays, for emergency situations
