Construction Project Managers will perform project management duties including budget management, subcontractor management, owner/architect relations, owner billings, provide monthly job forecast reports, typical project documentation, project closeout, etc. Candidates must have a high level of problem-solving abilities; anticipate, identify, and resolve challenges according to the best interest of the project. Project Managers will assess and coordinate construction schedules with an understanding of site restraints and owner needs, and lead project team to the common goal through collaboration, encouragement, and mutual respect.
Essential Function/Major Responsibilities
- Act as a liaison between the owner, architects, subcontractors, and the company.
- Manage projects including development of project scope, goals, work plans, timelines, and implementation strategies.
- Responsible for preparing and making presentations to groups and developing/writing contract conditions for owners and subcontractors.
- Monitor developed contracts to ensure subcontractors remain in compliance.
- Provide budget administration, track allowances and contingencies, owner billings, and estimate change orders.
- Coordinate information and documentation from owners and architects to the subcontractors.
- Issue deficiency reports to Contractors for sub-standard work or warranty issues and ensure clear documentation and communication throughout the project.
- Process subcontractor submittals – route, review and approve, and approve subcontractor invoices for payment.
- Ensure that subcontractors are fully executing and complying with their contracted scope of work, safety, health and environmental quality standards.
- Issue notices of non-compliance to subcontractors regarding quality of work, scheduling and/or safety.
- Coordinate/schedule workflow, material deliveries and weekly construction meetings.
- Manage the overall scope, schedule, progress, training and resources, and project closeout for multiple projects.
- Gather project material submittals and maintain records of approvals at the jobsite.
- Meet with city officials, inspectors, etc., and prepare and present oral presentations to groups and/or at meetings.
- Provide schedule for the project and ensure job superintendents remain on schedule and within budget.
Minimum Qualifications:
- Bachelor's degree in relevant field
- 3-5 years of commercial construction project management experience
- A minimum of 10 years of construction experience
