Real Estate Flip Operations/Project Manager

I run a real estate investment and development business in San Francisco focused on fix & flip, value-add projects, additions, and ground-up construction.

Current pipeline includes multiple projects with approximately $50M+ in target resale value.

I am looking for a high-level operator to act as my right hand across development, business operations, and execution.

This role is best suited for someone who understands how real estate projects actually run, including speed, cost control, and ROI. Experience with fix & flip or value-add projects is strongly preferred.

This role requires someone who can operate in a fast-moving, high-accountability environment with direct communication.

This is not a typical assistant or project manager role.

What you will do:

Development / Construction

Oversee rehab, value-add, and ground-up projects
Coordinate with contractors, architects, engineers, and expediters
Help manage permits, plans, and adding square footage
Track budgets, timelines, and keep projects moving efficiently

Business & Financial Operations

Track project financials and overall deal performance
Assist with loan applications and financing coordination
Coordinate with bookkeepers, tax professionals, and lenders
Organize financial accounts, documents, and reporting
Prepare wires and transactions (final approval required)

Operations & Execution

Run day-to-day operations across multiple projects
Manage tasks, follow-ups, and ensure nothing slips
Support capital raising efforts (LinkedIn, outreach coordination)
Handle a mix of business and personal operational tasks

Decision Support

Make or support decisions impacting cost, speed, and ROI
Identify inefficiencies and improve execution
Keep multiple priorities moving without constant direction

Ideal candidate:

Experience in real estate development, construction, or value-add projects
Fix & flip experience strongly preferred
Understands budgets, timelines, cost control, and ROI-driven decision making
Experience with permits, plans, or working with architects/engineers
Strong operations, organizational, and financial coordination skills
Comfortable working heavily on a computer (Excel, tracking, documents)
Clear, direct communicator
High ownership and accountability

Personality / Work Style:

Comfortable in a fast-paced, high-pressure environment
Able to handle direct communication and feedback
Strong problem-solver who does not get overwhelmed when things go wrong
Thick skin and able to deal with real-world issues

Bonus:

Experience with adding square footage or ground-up construction
Exposure to loans, financing, or real estate transactions
San Francisco permitting experience
Experience working directly with an investor or small business owner

Compensation:

$120,000 – $170,000 base (depending on experience)
Performance bonuses tied to project outcomes
Growth into a senior leadership role
