Position Summary

The Project Manager is responsible for accurately translating customer supplied drawings into material requirements, preparing quotation documents and fulfilling customer purchase orders per project scope budget, and on time.

Primary Responsibilities

Estimating

· Analyze specifications and customer provided drawings for product requirements, special conditions, finishes, and attachment

· Verify plans against material/finish schedule to confirm product areas and code.

· Request scheduled project installation date.

· Request any additional information required to quote the project accurately.

· Identify and research specified products to match requests.

· Import drawings into Estimating software (Bluebeam)

· Request pricing from vendors.

· Determine sizes, weights, for freight/shipping estimates based on takeoff

· Calculate pricing based off price lists, vender quotes, and calculators.

· Combine and transmit estimating letter, quote, and takeoff to generate customer proposal

· Prepare project for Project Coordinator once bid is accepted.

· Revise and adjust takeoff from previously quoted projects as required

· Log quoted prospects in the department’s performance tracker

Project Management

· Review project scope and risks with client

· Coordinate required prints with appropriate departments

· Verify customer acceptance of project scope and risk mitigation plan

· Define shipment method, location, and receiving requirements

· If terms are required coordination appropriate documentation between departments

· Record project documentation (LEED, FSC, submittals, shops, Credit app, job info sheet)

· Create order package

· Create material procurement package in budget

· Issue purchase orders, packing slips, and change orders

· Enter project plan into JobBoss (cloud-based ERP shop management software)

· Monitor purchase orders and lead time from venders

· Coordinate delivery of raw goods

· Mitigate or escalate issues when needed

· Confirm timely product delivery

· Coordinate freight

· Verify all project costs, record profitability, and complete closeout documentation

· Able to learning company used software and technologies

Required Qualifications

· Associate’s degree in project management, Business Administration, Construction Management, or related field

· Strong organizations skills and blueprint reading

· Minimum of 1 year of estimating experience

· 2+ years of professional experience in project or business management

· Minimum of 3 years with AutoCAD and 2D experience (3D CAD a bonus)

· Proficient in reading architectural/design and mechanical plans

· Understanding technical drawings, millwork standards, wood, and metal standards

· Familiar with interior millwork finishes is preferred

· Detail oriented with a strong sense of timeliness and customer service

· Able to collaborate constructively with customers, peers, and vendors

· High problem-solving, listening, conflict management, and time-management skills

· Exceptional communication, interpersonal, and leadership skills

· Able to learn ASI’s processes, tools, and systems (Project Workbook, FileMaker)

· Advanced Microsoft Office Suite+ Project, and Bluebeam

· Highly motivated to achieve or exceed clients’ expectations

Desired Qualifications

· Bachelor’s degree in project management, construction management, or related fields

· Holder of or pursuing a Project Management Certification (CAPM, PMP)

· Proficient in SketchUp

Compensation and Benefits

· Salary range 62,500-87,500k

Working Conditions

· In Chaska Office: Monday through Friday between 8am – 4:30pm

· Ability to lift up to 10 lbs. occasionally

· Non-supervisory position

Pay: $62,500.00 - $87,500.00 per year
